Gloucester County Habitat for Humanity builds brand new homes in the Gloucester County area and sells them to qualified homeowners at no profit and zero interest. The Habitat program provides benefits to our partner families and the Gloucester County community. Families benefit from decent, affordable housing while the community benefits from the redevelopment of neighborhoods and an increase in tax revenue.
The Habitat program does not give away houses. We assist families with the opportunity to own a home, providing they put in time to help build their home, also known as “Sweat Equity”. In this way, we are providing these families with A Hand Up…Not A Hand Out. Habitat Partner families work extremely hard for their homes.
Individuals or families are chosen by Gloucester County Habitat for Humanity’s Board of Directors based upon recommendation of the Family Selection Committee. The decision is based on the following criteria:
NEED FOR ADEQUATE SHELTER
You will be considered for a Habitat home if your present housing is not adequate and if you are unable to obtain adequate housing through other conventional means. Lack of adequate housing may include problems with the present structure: water, electrical or sewage service systems; heating system or failure to meet city property maintenance standards. Also taken into consideration are the number, ages and sex of children compared to the number of bedrooms in your home.
ABILITY TO PAY
Since you will actually be buying your home from Gloucester County Habitat for Humanity; you must demonstrate your ability to pay the monthly mortgage payment. This payment will include not only the mortgage payment, but the payment for real estate taxes and homeowners insurance. We will help you determine if this payment will jeopardize your ability to meet all your other family financial obligations and expenses. We will request a copy of your credit report and your credit score. We can also help you if you need to develop a budget to determine your eligibility.
You must be able to pay approximately $3500-$4000 for your down payment and closing costs prior to the closing on your home. (You will need to set aside money each week, to cover these costs, if you are accepted into the program.)
Gloucester County Habitat for Humanity builds homes for families earning 30-50% of median income, based on the Regional Income Limits for Gloucester County.
WILLINGNESS TO PARTNER
If you are selected, you become a “Partner Family” in the Habitat program. To become a “Partner Family”, you will be required to work 350 SWEAT EQUITY hours with Gloucester County Habitat for Humanity. 300 of the total 500 hours must be done on the construction job-site by the applicant. The remaining hours can be completed on other Habitat projects. All hours must be completed before you can move into your Habitat Home.
All applicants agree to complete our Homeowner Course Program. This includes financial literacy & counseling and household maintenance.
